Smith Realty Japan is operated by Mark Smith — British-Australian, bilingual, based in Kansai since 1989. We own and operate the SOFIEL residential apartment series in Kawanishi, Hyogo — sofiel.jp. We consult on projects we would be willing to invest in ourselves. We have been doing this work in Japan for over thirty-five years.
We are a consulting practice — engaged by buyers, investors, and developers who need someone on the ground in Japan who has already done what they are trying to do.
We consult, facilitate, and where appropriate, support the sale process through our licensed agency partner. We do not build — we identify the right architect for the site, the right builder for the brief, the right agent for the transaction. At client request we hunt for land and for property to be renovated or repurposed. We pull quotes, review documentation, attend inspections, and represent the client’s interest from first assessment to final handover.
Our scope covers residential rental buildings, luxury villa builds, single family and multi-generational renovations, warehouse builds and renovations, commercial renovations, and restaurant projects from lease due diligence through rebuild. We are based in Kansai and work across Japan.
Japanese real estate is a network market. The knowledge that determines whether a project succeeds or fails does not appear in any public register — it lives in relationships built over decades of direct work.
A buyer without that network is exposed in ways that research reading alone cannot protect against. We are bilingual, independent, and have no development margin to protect. The outcome we are working toward is yours.
